Quest VR playable only in Single Thread DCS

I'm running Intel i5 10600 - so, not too many cores to turn off, but:
- DCS MT - butter smooth with HP Reverb 
- DCS ST- butter smooth with Quest VR
- DCS MT - unplayable with Quest VR - cable, wireless, doesn't matter. Runs great on ST but not on MT

Any idea how? DCS MT issue with this proccessor or Quest issue with MT? Can't figure it out because with ST is so smooth, but I'm missing DLSS and other visual effects like rotor wash...
