Frame Rate issue in VR in Persian Gulf

Hi, Recently updated to the latest OB build today December 23rd 2019 and loaded in with friends to go fly blue angels flight off the coast of Dubai next to the Burj Khalifa and anytime I'm looking at the City my frame rate will drop super low to the point the sim seems like its freezing but as soon as I look away towards water or up at the sky the frames go back to smooth and normal. I tried lowering different graphics settings to try and get a better fps result but it all stayed pretty much the same. FPS Looking away from the city ASW on 45+ and looking at the city the FPS Will drop below 10FPS. And recent flights on the 104th Phoenix server in the A10 with the new cockpit on PG my FPS was great and had no issues. That was prior to the recent update though. Any help or solutions would be awesome. Thanks

 

My PC specs are:

GTX 2060 Super 8Gb

i5-9400f

Corsair Vengeance LPX 16GB DDR4 3000Mhz

DCS Install is on a Samsung SSD

and my VR system is Oculus Rift

 

Graphics Settings:

Pixel Density is 1.2

Textures High

Terrain Textures Low

Civ Traffic Off

Water Medium

Visb Range Low

Heat Blur off

Res of Cockpit 1024

MSAA 2x

DOF off

Lens effect off

Motion blur off

SSAA off

Grass 0

Trees 100%

Preload Radius 24700

Chimney smoke 0

Terrain object shadows off

Cockpit illumination off

Had the same issue and someone suggested running the beta oculus drivers and deleting the fxo and metashaders folders. Seemed to sort the issue for me.
