Have you add this command line on DCS.exe? Change the runtime to Pimax OpenXR, and you should be able to run DCS without starting through SteamVR.

What's the headset model? And checked the bio, you had a 1080 GPU?

The square box you mentioned should be the foveated rendering. It provides the best resolution within the box (depending on your configuration), while outside the square box, you'll notice a blurrier or lower-resolution image.
